August is Sotogrande’s crescendo: the international polo tournament, the Madrid families in residence, the Marina at full life. It is the best month to understand the estate — and the worst to negotiate in it. The buying happens in the quieter months either side, when owners take stock and the estate returns to the people who live here year-round.
Approaching an owner who has held a villa for decades is not a portal skill. It is a matter of tact, timing and proper introduction — and it is much of what buy-side work in Sotogrande actually is.

Spanish purchases move from reservation through the arras deposit contract to completion before a notary. In Andalucía, all-in costs typically add 9–11% on resale — scheduled in full before any offer.
