What We Do

Three disciplines. One purpose.

Each service is structured around the same principle: complete independence, total alignment with the client.

Everyone on the selling side of a transaction has a financial interest that is not yours. Selling agents act for the seller. Developer sales teams act for the developer. Introducers earn referral fees. Even advisers who describe themselves as independent often carry undisclosed relationships. Your own lawyer and surveyor do work for you — but none of them finds the property, prices it, or negotiates it. That seat is empty. SotoAlgarve fills it.

Ashley is engaged by the buyer and answers to the buyer alone — whatever the mechanics of how the fee is settled. His sole obligation — contractual and professional — is to the person who has engaged him. That is what independence actually means.

The most significant properties in both markets rarely reach the open market. They are offered quietly — to trusted contacts, before any public listing. The search starts here, not on the portals. Even if you end up buying a listed property, you will have seen the strongest of it early — often before it surfaces at all.

The agent showing you around is paid by the seller. Their job — however charming, however helpful they appear — is to secure the best possible price for their client. Not yours. This is not a criticism of selling agents. It is the structural reality of how they are engaged and paid.

In a market you don’t know, in a language that may not be yours, negotiating against professionals who do this every day: the information asymmetry alone costs buyers money. Often a great deal of it.

Buy-side representation for private clients

We operate on your behalf from the very first conversation through to legal completion. Our search starts off-market — with private sellers, trusted agents and relationships that no portal can replicate. You see the full picture, not the filtered one.

We coordinate independent structural, legal and financial due diligence, lead all price negotiation, and liaise with your solicitor through to exchange and completion.

Development Opportunities

Site origination and asset acquisition

We identify and source development-ready land, distressed assets and off-market opportunities on behalf of our clients, across both markets. Our network provides access to sites before they are formally brought to market — giving our clients a genuine competitive advantage at the earliest stage.

We work with developers across a range of scales, from boutique villa schemes through to large-format residential communities.

Development & Build Advisory

Project coordination from plot to completion

We act as the independent link between client vision, local authority requirements, design teams and build partners — protecting programme, quality and cost at every stage.

This service can be engaged from initial site acquisition through to construction completion, or at any stage within an active development. We provide practical oversight, not theoretical advice.

The Term

Why “buy-side representative”?

We use the term deliberately. “Buying agent” still sits in estate agency vocabulary — it implies a type of agent, just one that works for buyers. A buy-side representative borrows from the language of financial services: an adviser whose entire professional structure is built around the client’s interest, with no relationship to the other side of the transaction.
